Smoking is prohibited within the apartment and the building. There is an outdoor terrace where guest can smoke.

Pets are not allowed in the building at all.

No parties or social events are to be held at the apartment and we request that guests adhere to minimal noise during the quiet hours of 10pm to 9am to respect neighbours’ peace and quietness.

No extra guests without prior booking & confirmation with us (we will know if there are extra guests).

If guests do not adhere to these rules they will be asked to leave immediately.

Other guestiquettes:
- Not wear shoes on bed, sofa, carpet
- Lock terrace door, turn off lights, and lock entry door when leaving the apartment
- Not use white towels for wiping make-up or floor
- Use the bins provided for waste

The space
*The flat will be under renovation from 5th May to 1st Jun 2019. The flat will be brand new after. Please see the renovation plan from the last three photos of the listing.*

The apartments accommodation comprises of:
- Open plan, well equipped kitchen and reception room with an L-Shaped sofa bed
- Stylish dining table & chairs
- Cosy, comfy bedroom with band new double bed
- Bright, spacious bathroom

The property also benefits from a large sun terrace with stunning views across the city skyline.

The flat is on the 8th floor and there are two lifts in the building.
Guest access
Guest will be met at the apartment and shown through all of the amenities when they check-in.
Additional notes
A deposit of £350 is required.

We would like to make all guests aware that the building is soon to be undergoing light refurbishment and decoration works this year. We don't expect the work to generate significant noise and no work will take place in the evening or after 1pm on Sat in the weekend.

When we know the exact dates for the refurbishment we will update this listing and inform all guests who have booked with us during this period.

CURRENTLY THE HALLWAYS ARE NOT WELL PRESENTED AND ARE IN URGENT NEED OF DECORATION BY THE MANAGEMENT COMPANY! The residents have already paid for the work to be carried out but await the contractors to start. We apologise in advance for this.

Please also note that the total internal floor area is 30m2 so this is not a huge apartment. It ideally sleeps 2 guests (max 3 guests).

Extra beddings & towels for the sofa bed is £20 additional charge.

Late check-in fee (if you arrive later than 1 hour after the agreed check-in time): £10/hour for waiting

For booking longer than 2 weeks we will provide an extra mid-stay cleaning every 2 weeks. This costs £50/clean without linen change. If you’d like new linen, the cost will be £20/bed. Linen change is only provided with a cleaning session.

KEYS: When we hand the keys to you, we will take a photo of you with the keys for our record and for preventing later dispute about missing keys. We apologise in advance for the inconvenience.
Guest interaction
Happyguest London (our property manager) will be your main contact for check-in and any issues prior to & during your stay.

Prior to arrival guest will receive the contact number of a check-in team member who will meet and greet them at the apartment. If there are any maintenance issues that may arise in the apartment, we would appreciate being informed as early as possible so we can resolve at the earliest opportunity with minimum disruption to our guests stay.
Neighborhood overview
The apartment is located very centrally in a safe residential neighbourhood, but with many bars, restaurants, cafes, boutiques and 24-hour shops for guest to peruse at their leisure.

You can enjoy Edgware Road's cornucopia of Middle-Eastern restaurants, cafes and juice bars.

Perfect for breakfast and great cup of coffee is Gails Artisan Bakery.

You can find plenty of good restaurants nearby - typical English pubs, healthy option with The Mae Deli, Vinoteka, Italian restaurants, good pizza and many more.
Getting around
The apartment is situated approximately 4 mins walk from Marble Arch Underground Station which is on the Central Line giving access across the entire London network.

There is also a bus stop close by and community bike to hire in close proximity.

Oxford Street and Hyde Park are also 3 mins walk from the apartment, meaning access to all of central London is within easy walking distance.
